Under Section 106 of the Strata Schemes Management Act 2015, the Owners Corporation must maintain common property in a state of good and serviceable repair — regardless of whether you have a professional manager. The 2025 reforms extended the liability window to 6 years and gave Fair Trading new enforcement powers.

Do you attend committee meetings?
Our monthly reports are designed to be committee-ready so you can share them directly at meetings. Standard monthly care packages include virtual or in-person AGM attendance where possible while Premium clients can request the same for General Meetings too.
Do we still approve spending and choose contractors?
Absolutely. We recommend, coordinate, and follow up — but the committee makes every spending decision. We work within whatever approval process you already have and can set pre-approved spend limits to facilitate minor repairs more efficiently.
What about pre-existing issues with the building?
These can be discussed, inspected and documented during an on-site visit. Under our monthly care packages, we'll coordinate the appropriate response — whether that's a plumber, waterproofer, electrician or other specialist trade.
Do you conduct the repairs personally?
Generally not. Our role as Building Manager is to identify and prioritise maintenance issues for the committee, and then upon their approval arrange a suitable trade to enact the required repairs on their behalf.
Are we locked into a long-term contract?
No. Monthly Care Packages run month-to-month. You can pause or stop at any time with 30 days' notice.
