Who we help • Self-managed committees
Support for self-managed strata committees (North Shore)
We take the maintenance load off volunteer committees — with clear inspections, a practical maintenance register, and reliable trade coordination. You stay in control; we handle the follow-through.
Common challenges we solve
- Maintenance is reactive — things only get fixed when they break or a resident complains
- Hard to find reliable, fairly priced contractors for common property work
- Persistent issues like leaks, damp, or fire compliance gaps go unresolved for months
- A small number of owners carry the administrative burden
- No centralised record of what has been done, what is due, or what has been quoted
How we help
- A regular inspection rhythm so issues are caught early — not after damage spreads
- A live maintenance register the committee can reference at any time
- Coordination of licensed trades with clear scope, fair pricing, and follow-up
- Clear, written communication after every visit — no chasing required
- Optional minor repairs handled during inspections (no separate call-out)
Best fit buildings
10–40 lots (boutique blocks)
Older buildings (1960s–1990s double-brick walk-ups)
No pool or gym to manage
Committees wanting predictable, proactive upkeep without a full strata manager
NSW compliance reminder
Under Section 106 of the Strata Schemes Management Act 2015, the Owners Corporation must maintain common property in a state of good and serviceable repair — regardless of whether you have a professional manager. The 2025 reforms extended the liability window to 6 years and gave Fair Trading new enforcement powers.
A structured maintenance approach isn't just good practice — it's legal protection for your committee.

Do you attend committee meetings?
Not as standard, but I can attend by arrangement to present findings or discuss upcoming works. My reports are designed to be committee-ready so you can share them directly.
Do we still approve spending and choose contractors?
Absolutely. I recommend, coordinate, and follow up — but the committee makes every spending decision. I work within whatever approval process you already have.
What about persistent leaks or mould?
I'll inspect, document, and coordinate the appropriate trade response — whether that's a plumber, waterproofing specialist, or both. You'll get a written summary with photos and a clear next step.
Are we locked into a long-term contract?
No. Monthly Care Packages run month-to-month. You can pause or stop at any time with 30 days' notice.
